How to Test Your Foundation for Pyrrhotite

The two types of test

Visual inspection (by a licensed professional engineer)
A visual test is a licensed professional engineer's (PE) expert opinion — based on training, observation, and experience — that the foundation's cracking is consistent with pyrrhotite-related deterioration. The engineer examines the foundation and documents what they find.
In Connecticut, a visual inspection is the entry point to the assistance program: it's how a foundation gets assigned a Severity Class rating (Class 1, 2, or 3), which the state's program (CFSIC) requires before a replacement claim can move forward. If you have visible deterioration, this is often where you start.
Core sample testing (lab analysis)
A core test drills a physical core sample from your foundation and sends it to a lab, where specialists analyze it to determine whether pyrrhotite is present and at what concentration. Trinity College's lab, one of the main testing programs in the region, can detect pyrrhotite at concentrations as low as about 0.5% — and notably, their research has found that no home tested has shown map cracking below roughly a 0.16% concentration.
The advantage of a core test: it can confirm pyrrhotite even before visible damage appears. So if you're in the affected area but don't see cracking yet — and you want certainty, for example before buying or selling — core testing gives you a definitive answer that a visual inspection can't. Lab reports typically come back in about 10 to 14 days after the lab receives the sample.
Which test should you start with?
A simple way to think about it:
- You see visible deterioration (map cracking, crumbling, the signs) → start with a visual PE inspection, which can document severity and open the door to assistance.
- You're in the affected area but see no damage yet — and want certainty (especially before a purchase or sale) → consider core testing, which confirms presence before damage shows.
You don't necessarily have to choose just one. In Connecticut's reimbursement program, a home is eligible once for each type of testing, so some homeowners pursue both.
What testing costs — and how to get reimbursed
Testing isn't free, but both Connecticut and Massachusetts help with the cost, and the reimbursement is significant.
A standard core test runs about $1,500 — that's for the analysis of two cores from an average-sized home, and it does not include the separate cost of the coring job itself (the physical drilling). Larger homes or additions may need extra cores at roughly $750 per additional core. A visual PE inspection is generally less. The encouraging part is that a substantial share of these costs is reimbursable in both states — here's how that works. Connecticut
Connecticut reimburses a portion of testing costs through CRCOG's program — generally 50% of eligible testing. Important details worth knowing:
- It's a reimbursement program — you pay first, then submit for reimbursement after the test and results are in (so don't expect payment up front).
- Your home does not have to test positive to qualify for reimbursement.
- Some towns also run a CDBG testing program, which is a pre-approval, direct-pay program — meaning you apply before testing rather than getting reimbursed after. If your town offers it, the steps are different, so check first.
Massachusetts
Massachusetts runs its own Crumbling Foundation Testing Reimbursement Program, and it's actually more generous — around 75% of eligible testing costs reimbursed. If you're an MA homeowner, this is real money worth claiming. One MA-specific rule worth knowing: if you're seeking property tax relief in Massachusetts, a core test is required — a visual inspection alone won't suffice for that purpose.
